I feel like I have a solid plan going into the market, but I know any areas of weakness or that need attention will be shown as I start, but I plan to use those as learning opportunities knowing you gotta crawl before you walk.

Hi,  I wanted to know if anyone had any experience in wholesaling preforclosures before they went to auction because I do see some opportunity here in Wichita.

We've been in the home about 3 1/2 years and think there is a real opportunity to purchase the home at a low prices update it and sell it in a few years. 

I personally feel like there’s a lot of opportunity for that in the Frisco /Little Elm/Plano/Colony area.I want to obtain financial freedom by obtaining property to buy and hold and rent out to section 8, eventually.

Sure, it may take years to get there and gain the experience but once you do the knowledge and opportunities that come your way are priceless.

I follow the same rules regardless of the investment opportunity.

I know that I will never have the 'Perfect' opportunity; so i'm not sure if its time to buy.

Within the next 5 or so years I would have the opportunity to relocate to a new city for my job, so I am thinking this would be a good way to begin gaining equity in real estate, live with friends while I'm still relatively young, and have their rent payment help pay off my mortgage.Sorry for the long post, hope that it is at least comprehensible.

If you find a good enough deal, the money will come.Are there any investment opportunities in your market?

It get even less efficient when you consider cash on equity, which is really an opportunity cost calculation.
