The transfer of the proceeds is secondary and not a taxable event.From a US tax perspective in order to be exempt from capital gains, you need to have owned and lived in the residence for 2 of the past 5 years prior to sale. 

The All States, State Farm, Country Companies, Farmers, etc responded quickly the others were in a world of hurt.Just my perspective.

I wouldn't say that FHA has more hoops to jump through than conventional from a financing perspective, but FHA may have some additional requirements for appraisal sake.  

I have been involved with real estate investing from an outsiders perspective my whole life as my family is involved with other markets.

I don't know if this will help you finalize a decision, but wanted to let you know from a local perspective. 

That really helps put things into perspective and the cashflow is why i wanted to offer less.

I don't know the inner workings of your market, but from my own perspective, I'd cash out if it made sense financially for me to move on and continue on with my real estate endeavors.
