I've seen a lot of HUD homes that come on in my surrounding area at the very low end of their current market value.I placed a bid on my first HUD home about a month ago at about 11K below asking price.

So it's a nice change to be surrounded by others like me.  

I am working diligently to find deals by driving for dollars, reaching out to wholesalers, building a website, etc.

but you don't stop driving do you? 

Or better yet, pick another town, split the package in half and diversify.Having personally done a number of properties in Detroit and other surrounding suburbs in Wayne County, I would say be super careful before you spend your money on a package without doing a bunch of research.  

No way agents will drive around without a solid purpose.

I'm ready to go talk to people as soon as I feel I have someone worth the drive.  

After beating my self up the 45 min drive home I came to a conclusion, this here as good or bad even if all I do is break even on this will be a lesson learned for the books, NEVER PUT DOWN EARNEST MONEY ON A WHOLESALE!!!

Gist of the idea is you develop your marketing advertisement (think: car magnet), hire a driver who is already actively driving around (Lyft, Uber, etc), and have someone (or many someones) marketing your company while they drive.
