You might be able to wholesale to a flipper but I doubt anyone is looking for a flip in that price range at the moment.

I have no doubt that you could manage those 3 properties yourself with some supervision from your mom in a few months.

There is even cement that was poured down the tub drain and cement over the drain in the basement..every plumbing hole he could find he poured cement in. 

I have no doubt though that at least Multifamily Real Estate will be strong again and sooner than later.

All the extra items you mentioned I doubt will add much value to the property unless other homes in the area have had similar increases

Issue here is, this area isn't zoned for multi family, and while I could get away with in-law suite in the other options, I doubt I could do that for 3 units.

When in doubt, talking with someone at a local store like @John Teachout suggested is usually the best way to go. 

I doubt you'll be able to find a HML that wants to do a loan longer than 18-24 months, and if you can't refinance again with a conventional lender, you're stuck and will get foreclosed on.

Having means to be able to weather this storm has further cemented the need for me to become financially free.
