My wife is a trainer of dogs for various sports and working jobs, hence the rural property to have room to conduct her business.

Dog and dog **** everywhere, cars parted out and just sitting on the lawns.

I have let many a dog go to tax's and many times I wake up to find that someone somewhere bought it and I put in a claim for the overages.. got a check a few years ago for 8,800... and I think its tax free since I did not sell the property.. can't really remember.church is another way to go .. if they will take it.

I am currently putting in a fence for a tenant and not charging them because I know it adds value to the property, and is an amenity that future tenants will want (my rentals are pet friendly, so a fenced in yard for dogs is sought after). 

I did not check the interior regularly, I did not screen them properly, I did not make sure they got rid of the dogs they snuck in against the lease.

I showed it today to a gentleman who stated he is a disabled veteran and has a service dog.

I installed their 1.5 mm plank throughout an entire house and 4 years later (and 2 dogs) it still looks perfect in the rooms where we installed a fresh luan subfloor.
