So I recently checked out a duplex (2 3bd/1ba units) that’s listed at $220k, but requires a great deal of work given its age.

I am looking for some advice in regards to the best contracts to use for every stage of the wholesale transaction in MA as well as the most transparent verb-age for clear disclosure; and also the best clauses to use to cover oneself risk and inspection wise that would still be presenting the seller with the most attractive offer possible.

I believe that I can take everything I have been building towards and the support of BP and achieve my dreams of establishing a healthy passive income in real estate by the age of 25, so I never have to work again - I can chose to work and enjoy my life and its offerings.  

After all, one of the purposes of having a retirement account is to tap it once you reach retirement age.

Age, updates, sq footage/rebuild cost.

It is operational, (and there is a new A/C unit and ducting), but it needs to be replaced per the inspector because of its age and the fact that is a “convection” style furnace.

On paper it seems like a no brainer... managing college age tenants that are living with your kid is the wildcard.  

I would consider myself a long-term investor because of my age, so I don't get scared easily by drops in the market (like the recent week).Also, timing is everything!
