I love that statement, "The holy grail of information" that is so descriptive! 

Whereas the title company can work with many different types of contracts, as long as it includes the necessary information (i.e. parties to the contract, description of property to be purchased, who will be paying for title/escrow fees, etc). 

From your description the profit margin on this deal is almost razor thin.
