I sold one earlier this year and essentially paid off all credit card debt. 

I want to go 100% into real estate investing and get my next property but need to pay down some of this debt that I borrowed to purchase the last two deals.

For example a $100,000 home that rents for 1,000 a month would have a Rent-to-Value Ratio of 1%.Its hard to get good LTV lending cause the banks know that the numbers don't work for a debt service coverage ratio.

Should I pay off my debt before considering getting into a property?

If I start dating and my partner doesn't have assets/savings or may even be in debt. 

Very likely you're responsible to the entire mortgage because if something happened to your husband you would be liable for the entire debt of the home.

@Artia Jones the mortgage is usually paid off out of the seller proceeds unless otherwise agreed, this is the reason why you should make sure they have enough equity in the deal to cover any debt.
