What customer service programs do you have in place?

The nice thing about the Ring system is that you can customize it; you can buy more Ring security devices (for windows, doors, cameras, etc.) and link it all into on big system.

My wife as a hairstylist actually has a large network of customers that she speaks to about how we wanted to get into real estate investing and one of them told us about this property and i immediately went to it and got in touch with the seller and got it under contract.

The property LLC allows for customization of every deal (vice forming  LLC that hold Title to each property).Having a multi-member LLC for each pair of you might be a bit overkill, but can be useful if you plan on getting into more complicated structures. 

Has anyone experience with a good builder that they like and can recommend for a custom build.

Also, unless you have some accounting background, I recommend against DIY-ing QuickBooks, including a custom chart of accounts. 

Bryan,I generally talk with customers when buying a rental to make sure that the loan was submitted using the current rent roll and adding back everything on the schedule E. 

What would complement their business and have overlap of customers. 

You don’t have to live in your rental, and as long as your rental is appealing to your target customer, you will do fine.
