Here if the tenant were to service a notice of termination (with the appropriate period), we would immediately start advertising the unit and would arrange blocks of time for viewings with the tenant ... in the last month of the tenancy we would only be required to provide reasonable notice prior to showing the unit.In some jurisdictions, if the tenant elects to continue month-2-month, the landlord is compelled to accept that outcome.The business decision you need to make is: are you better off continuing on a month-to-month basis with your current tenant or securing a new annual lease and have this tenant leave (if this is possible).When making this decision, note that you will quite likely loose a month's rent turing the turnover process and, if the unit requires work before it can be re-let you will incur those costs.Unless your market has very critical windows for renting properties - such is frequently the case with Student rentals where most leases start in May or August/September - there is probably not advantage to having this tenant to leave at the end of the current lease.

You might offer them a discount or even offer to put them up in a short term rental while critical rehab takes place. 

So when judging the deal and being anxious/critical you can also consider the fact you're building equity while also living for free (thanks to the roommate rents) and you can also consider you're living for free as opposed to having to pay to rent an apartment/house someone else owns (you'll feel better when you run those numbers and realize you're not paying that amount of rent and are likely living in a better situation - more room, your rules, etc.)Plus you're a homeowner - chicks love that!

But its inefficient when you are talking in terms of ROI, IRR, cash on cash and cashflow and your agent is talking about harmonious colors and scenic looking flowerbeds...Thanks for mentioning ethics, I believe it is very critical to success.

What really needs to be done is to understand the true rent levels that can be achieved and the work that is critical vs. optional.John Corey

Actually this is critical as waiting on any of the work costs me rental income.

True, compared to residential real estate, there are no leaky commodes or carpets to replace, but a 42000 ft sq store (note I used the word store, as this is becoming a retail play if done right) will have 370 or so spaces (the right unit mix is critical).

Now if I came on here and said, "Hey" this is a great opportunity all the "experts" would criticize (as they have in the past) I enjoy picking brains and developing relationships with real estate investors alike so again, I am not a used car salesmen...
