Tenant not renewing leasing. How/when do I go about

So my tenant is not going to renew the year lease which is up in July. She wants to go month to month because she has a new job she's supposed to start in another city. Cool. When do I start advertising the unit? And how do I go about it?

Depending on your local laws and what is in your lease.

If your local law requires a re-inspection between tenants, then you need to factor that in.  i.e. board takes 2 weeks to come out.

If the unit is in good condition - I would post it up a few days before their departure and mentioned the first showing is on the 1st or 2nd.

If the unit is not in good condition - still post it up but have the showing a few days out to allow you time to make it decent looking.

If they want MTM for several months waiting on her move, allow it as long as your not missing a rental swing (like students). I did this once and the tenant change their mind and stayed another 2 years.
