It's not exactly a "fair" assumption but you have to put yourself in the shoes of an owner who's being solicited on a platform where it takes about 3 minutes to create a fake profile and/or pretend to be someone else.  

@Charlie Vollers,Yes, in Denver, I've seen many examples of the duplex getting divided into two separate deeds and sold off as two individual "half duplex" or "townhome" or "single family attached dwelling".

You can also use a sponge and artistically dab a light color on each individual brick, absolutely not touching the mortar lines.

This creates many issues and it also opens you up personally to a lawsuit.Can you do both?

I create a Single-Purpose entity( almost always an LLC, just depends on the state).
