I have taken this strategy to heart and every time I'm ready to take on another project/investment I get out the shot gun and look for the best deals out there.

If you're looked at one particular house and have only made offers on that one, you're going to get your heart broken.

Also, at that point you should consider hiring someone on who will be tougher than you.If you have 1-2 or 10-20 (my category) units, it gets a little more complicated, but my personal view is that being 100% inflexible and hard-hearted will make the job less fun and satisfying, and can also be a bad business practice.

However; if I find something that I can cut my teeth with in the IE, I will jump in whole heartedly after running the numbers.

I just joined this site about a month ago, and have encountered a wealth of information on this site, I would even call it amazing. 50+ properties is not for the faint of heart.
