I love Comic Con and when I moved to San Diego for school I discovered it and its since brought me so much joy and this year was a bummer on that front.With regards to acquiring the property my knowledge is little to those here on the forum in terms of what makes something a deal.The input I do have is you may want to consider is that the garage conversion is permitted.

The only reasons I can think to continue to do so are (1) the tax benefits gained from investing into a traditional 401k, and (2) potentially using the 401k to fund FI before age 59 (through the Roth IRA conversion ladder).

I believe he mentioned that garage conversions are not necessarily cheaper because the foundations need to be shored up to be legal.

From the forum conversations I have read, it looks like discussions are the most helpful are those that are specific.

We had a decent conversion rate but I also hand wrote every single letter while my partner drove for dollars for hours on end.
