Ive contemplated the idea of Air BnBing the unit I am living in on weekends (as I am typically out of town anyway) to increase my cashflow on the property. 

Why not offer them some equity % or debt payment arrangement where you are in control of the deal and management and they can get a piece on the backend when you ever sell it.

The new owner will communicate directly with the tenants to arrange rent payment etc.

The truth is that a land trust on its own does not defeat due-on-sale because a land trust invariably contemplates a transfer of rights of occupancy—so due-on-sale provisions remain effective and enforceable.

Or do I have to have all of this arranged before I make my purchase offer?

They will likely need to find a smaller and cheaper place (our unit is 1150', 2/1.5/1, with decent size back yard) which will make their tight living arrangement so much tighter (no one forced them to have so many animals).

I would love to find a private lender to partially fund down payments for 5-7 years with a second;  I have a commercial lender that will permit this arrangement that requires 25% down and a first.

Only have you have found your feet is it worth considering a formal arrangement where you are paying for advice. 

And the ability to talk to someone past the transaction as you contemplate other moves is quite important.
