And fico is down the list at what my commercial banks look at for multi million dollar loans I get.. those are based on the 3 Cs Character Capacity Collateral and of course experience and length of time with the institution.. now this is for my development and construction loans..

Also, lead inspectors use an x-ray gun to check all the layers of paint, so just because you can't see it, doesn't mean it's not there.

For me, my team consists of a realtor, property manager, handyman (for small repairs), plumber, electrician, lawn maintenance, flooring people and even a small construction outfit for those bigger jobs.

The building inspector told one investor the house has be demolished, no option and another that he would work with the guy to fix it, but with major costs to fix, may be cheaper to demo and start over.

Based on my knowledge, the 2 foot encroachment House A has on House B's lot would need to be demolished and any new construction would need to be performed to current building code.

I really like the idea of owning a multifamily building but after some quick research into construction costs, paying 300k for a 2 unit building is not worth the returns in my opinion.
