Like any other legitimate way to grow wealth, real estate is a slow process. 

I am a high earning W2 employee and switching to independent contractor (hopefully earning more). 

A great book to read/listen to if you are interested in fix n' flips I'd highly recommend, that explains the process of hiring contractors, is The Book on Flipping Houses by J Scott.

I repeated the process in 1984, bought another triplex for $180K with ARV of $250K a year later, after almost 100 searches, this time partnering with my M-I-L investing $100K, with each of us contributing $50k each.

I network on the Broker/Owner page with some great minds that have helped me improve my business dramatically in terms of better processes and increasing revenue.

I’m in the process of freeing up some capital, about $400,000 and looking to scale.

Problem is you have a whole system in place and knowledgeable on the processes.

Obviously there is a process to dispute this and there are many rules about how they must be filed in each state.

You may do a $55k min loan amount however the fees will be pretty high since it's the same process as any other loan.
