If you know those two things, basically I would offer at a price you will feel comfortable with.

As for your proposed deal, since you are not concerned with "owning", you are good with condition, and you get the terms you are seeking, then maybe have an attorney review the contract just for comfort. 

It looks to me as if you're a person that is very uncomfortable to get out of his comfort zone and likes to do things they way they've always been done.

I just passed on a deal at 6840 Grantosa Dr, 53218 because there is some differed maintenance that i'm not comfortable doing from NY.  

They've always got some promotions going on, the trick is to prepay as far ahead as you're comfortable with to get the discount pricing for more than a month.Also, like with all hosting providers, they try to upsell you when you checkout, so just be sure to uncheck almost all the options when you're checking out and watch as the price comes back down to earth.For domains Namecheap or GoDaddy are good.  

All that you should care about is working backwards on your deals so you're investing in the kind of model that you're comfortable investing in.So what is your financing model?

I am not sure how comfortable I would be if I have to travel a ways (expecially during reno).  

Are you wanting the name recognition of communities, like 'Auburn Hills' or all the many developments around the area, or a suburb where you want to be active in, after work and in the school system, or where you and your family can relax, go for a walk, have some friends over - but be close enough to base and such to do activities there?

Whatever you do, don't let your fear of "missing out" get you into a bad deal ... keep trying until you find a good deal that you can put some sweat equity into and comfortably afford to hold through a downturn, and yes it may take a downturn until you find one.
