No suggestions on the HML…I/O options depend on what you’re looking for - you can find some 40 year terms with a 10 year I/O period, or a short term (12 months or so) fix and flip sort of  loan that’s I/O.

How I track rental rate is I watch KSL for what's listed every month and then I see what homes are still on the market after 30 days and I double check things on rent o meter and  between all of the information.

If there is a defect or dispute then there is no contractual relationship, and therefor no ability to pursue them for damages or a claim against their E&O or liability insurance.Same is somewhat true for appraisals.
