In a contract for deed, the lender still holds title to the property and title is transferred when the loan is paid off.Think of financing a car, its the same thing, when you buy a car and finance it,  title is held in the car companies name until its paid off then you get title.

But, this could leave a ton of ambiguity on how a transaction is completed moving forward; are there consequences to the seller, agent, title company/law firm, broker etc that knowingly sell and handle the property transfer to a "hedge fund"?

Now, acquiring these agreements involves strategies like direct negotiation with motivated sellers, utilizing wholesaling companies, networking with real estate professionals, and employing creative marketing.

You can easily learn to test after initial testing, hatch & other companies make very accurate kits, that once you've been trained are great.

Never send money directly to your partner, make sure it goes to the title company, or Joint-Venture checking account where you both have visibility of where the money is going, and what it's spent on.
