Many people use cozi (check the forums there's only a thousand posts on due diligence).If you were keeping it I would stay away from a six month lease (turnover can be a hassle - vacancy, cleaning, maintenance).Good luck!

I still think you'd want an attorney to look at the closing docs, a title company to guarantee clean title, a full property inspection (including lead-based paint inspection), homeowners' insurance (first year is often paid at closing), any lenders' fees (including appraisal fees if the lender requires one), etc.

I've been told the HOA's lawyer will be reaching out to residents regarding delinquent fees, and (with respect to this specific owner) they will make the convenience of repaying the fees through a repayment plan contingent on his cleaning up his unit (given that his hoarding is in violation of the HOA's governing docs).

Add a picture of the clean inside of the oven or something to max them out.I'm not picking on you or your PM...I'm sure many people are successful with different strategies...but this is a good if not great market....changing a few or all of these things will help you get your home rented faster and for more money in my opinion.Price solves a lot of issues, but these can add frosting to your cake.Best wishes and good luck...looks like you probably got a nice deal in a market where nice deals are tough to find and get under contract.
