Bentonville is the least likely place to find a deal given its meteoric rise in property values due to massive amounts of capital (mostly private, mostly driven by Walton money) invested in the downtown area.

I'm hoping (and praying) its a viable option to CoStar.I don't think they do a real thorough search on locations (yet), but are more driven by transactions (like CoStar).If you want to go thru a neighborhood and your title person can get you an account, their search tools are the best value.

I am extremely driven and if people cant stand by me then they need to move out of the way.

The increase in value has been driven by hype around a new train station going at the end of the street.

Best in terms of appreciation and ease of mngt & my favorite group of the groups you mentioned. 2/1 (or smaller single family homes) with cheaper rents/price points in lower end areas but still decent and safe such as section 8 they do great if you find the right tenants ..a single retired person or someone who has a disability and good character but just can't afford a better part of town.

I'm an integrity driven person and those that aren't so honest, see my trusting nature coming a mile away,  so I want to be on my toes to avoid those pitfalls, while being fair in my success with others!

The area I live in is turist driven and the property value for the last five years has been going up 20% a year on average, beach front is higher.

I'm not saying I'm not driven, or motivated to be successful, but If I can achieve financial freedom with 100 units, then anything on top of that is a bonus
