Bentonville is the least likely place to find a deal given its meteoric rise in property values due to massive amounts of capital (mostly private, mostly driven by Walton money) invested in the downtown area.

I'm hoping (and praying) its a viable option to CoStar.I don't think they do a real thorough search on locations (yet), but are more driven by transactions (like CoStar).If you want to go thru a neighborhood and your title person can get you an account, their search tools are the best value.

Best in terms of appreciation and ease of mngt & my favorite group of the groups you mentioned. 2/1 (or smaller single family homes) with cheaper rents/price points in lower end areas but still decent and safe such as section 8 they do great if you find the right tenants ..a single retired person or someone who has a disability and good character but just can't afford a better part of town.
