Their are some areas in central San Diego that are on the more affordable side including City Heights, Logan Heights...pretty much areas along the 94 freeway...especially areas to the south.

I was blindsided by special assessments, first at the condo I lived in, they didn't collect enough monthly fees, faced a utility shutoff, they had central gas heating and lighting for common areas, and assessed everyone special assessments to pay the past due bills, almost $1,000.

Obviously Memphis is the second largest city in the south (by population) however, Central Arkansas encompasses about 700,000 citizens between Conway AR and Benton, AR.

Completely new rehab with brand new central heating/cooling system, new appliances, new roof and new floors.I'm ok with going mostly for the appreciation since I'm currently out of the country and I prefer to increase my chances for stable long term tenants.
