These two books were written by authors at radically different ends of the political spectrum, but when you read them together, as I was lucky enough to do, the research laid out in both will take you to exactly the same conclusions.

I had a few roof issues initially with that property too, where they would send someone out who would just do some minor patches, they don't really authorize them to do much beyond a minimum effort to resolve the issue.

That said, I'm seeing as low as 4% for class A product in core CA markets, 5-5.5% for B product in Phoenix, Atlanta, Houston and Central Florida; and 5.5% to 6% for B- to C+ properties in those markets.CBRE puts out a great cap rate study twice per year--you should get a copy if you are looking at multiple markets.

The cash flow may no longer keep up with the debt payments.I believe it was in the book “Rich Dad Poor Dad” where the author suggested you do not have an asset if it is used as collateral.There are many ways to invest in real estate without the accumulation of debt.

I have had good luck with Blacklick Estates, but deals here are starting to become more costly and not as appealing as they once were due to the demand in housing in central Ohio.

As far as electrical safety is concerned, all authorities will make you hard wire and interconnect any smoke detectors in the house.

I'd like to, but it's a question of what plan I want to pursue in those areas.Just in my central Ohio region, where I can either manage or closely manage managers, there's a volume of maybe $50m/yr in rental sales.
