We changed the flooring to LVP throughout, painted, added crown molding, installed new lighting and ceiling fans throughout, did light cosmetic upgrades to the bathrooms, fenced in the backyard, removed dead tree from front yard, and re-graveled the driveway.

I am wondering what the ceiling is on this area.

Those numbers are never guaranteed they are just ceilings.

I see lots of cracking in the walls, pulling apart of door frames, ceilings, etc...all indicative of settling/foundation issues.The mold in the bathrooms is pretty common and doesn't scare me too much - but it appears every surface in the house is suffering from severe humidity - has it been sitting vacant without A/C, and was there a flood or plumbing leak that caused water damage?

One place where it often does not get replaced is 1st floor ceilings.

for me) I'm guessing all sorts of wiring needs to be reconfigured to run through joists so drywall can go on the ceiling.

I would not use their cheapest contractor paints except maybe for flat paint on ceilings.
