I screened Tenant B per usual, although they have the least rental history of anyone I've rented to and are getting a bit of the benefit of the doubt based on Tenant A having been good (plus they have a guarantor, the mother of both tenants).Tenant A is moving out half a month before their year-long lease ends.

Lots of us do what he does and do it better or better terms and more leverage I know I do. and no one can fund as fast as me LOL  by the time he is  done doing a deep dive into your fico and your PFS and verifying your assets I will have your deal closed and funded !!

They often have more flexible terms and can work with ARV instead of LTV.
