They usually deal with a lot of banks (like you're attempting to do on your own right now), so they have an idea on who can best service whatever type of loan that you need.

Plus those storefronts will be difficult to rent (at least I think so) I would be curious to ask why they are vacant, how long has it been since they have been rented and what type of businesses were in there prior.

Awesome to see someone at your age taking steps so early on in this type of field. 

If possible my first thought would be to convert to a apartment, and cosmetically alter so it has a more residential type entry,, and facade.

First thing you need to find out, what type of expansion is the college doing ?

They won't cash flow as well as some of the C type areas, but I'm renting to doctors, nurses, and downtown commuters.

And - really shaking my head on this one - why would you NOT be looking at notes and other types of investments that could not only be something for your money to do while waiting for their next outing as a down-payment on a rental but could actually speed you to that destination by growing your money pretty predictably?
