You should always be aware that a Brokerage Agreement is a "caveat emptor" (buyer beware) relationship.

Thanks for the response James - Yep, we are working on getting into one of the big schools here locally to do that, but a friend of mine literally just sent in his application to the state and hasn't begun classes yet and he is getting all sorts of recruiting mail from brokerages... anyone else know?

Also, as far as putting a house under contract, can a licensed real estate agent in WA state use their brokerages' purchase and sales agreement forms, or do I have to have an attorney create one for me? 

I'm looking for recommendations for good study courses, crash course, or self prep (online or book) for the California Real Estate Brokerage exam. 

- I would list it with the number 1 agent or brokerage in that town.  

I took the course and completed my final state brokerage exam in about 3 weeks with this system and had no issues.

Also, the KW broker knows I intend to manage properties and such so that is not an issue.For any agents of a broker like KW, Coldwell, Remax....any of the bigger, typical brokerages, that manage rentals for others....

Some brokerages are investor oriented and you can sign up with them without too many further obligations. 

This is also TRUE for a majority of agents wanting to join a brokerage.
