How you do business in that agency will be dictated by the managing broker(s)/owners.You'll probably be required to hold your personal property outside the realm of your agency relationships and do listings, sales and public leasing through that agency.You will have disclosure issues as being a broker even in your private dealings and your agency will have some liability issues with you acting for yourself so you may have a commission split with that office.I'd suggest you take the class for your test, but hold off on the test until you figure out the advantages.

This is a fourplex so there is just a laundry room with a washer and dryer but the tenants seem to always leave their empty bottle laying around.I was thinking of having one of the tenants, if they agree, to sweep the front on a weekly basis and also make sure the laundry room is clean for a $50 rent reduction.

In Florida the reasonable test for if the unit has been abandoned is if there is less than $500 worth of property left behind.

You need to keep in mind that there could be expenses involved that you may not make up unless you are doing a few transaction to make it worth it (from the cost of courses and tests to monthly brokers and MLS fee).

Unless I can test the electric before making an offer, or it would be easy to run new wiring, if it is knob and tube, I'll make a lowball offer, move on to the next property, or assume it has to be replaced and adjust my offer accordingly.

I'm not completely sold on any of these software packages when a client is never involved, but will see how the test house plays out.
