In fact, this fella with the thick black coat has his sights set on properties in the 5200 block of College View Avenue in Eagle Rock, but hasn’t bothered to contact the owners or Realtors yet (Thank God!).

Thank you for the feedback, I also found a townhouse that was built three houses down and it sold for 1.3 mill in 2018, there is another townhouse selling for 1.7 mill right now, also in the same block. 

All located within a block or two of each other.

I was looking to dispel some of my mental blocks especially in areas with strong fundamentals.

On one side it is a multifamily duplex that is about 3 blocks off the lake (Lake Michigan) in a pretty nice neighborhood.
