If that is all I had done in the last 24 months, I would not be able to afford the Verizon FIOS service allowing me to write this or I would keep the Verizon service and choose to write this in the cold because I would not be able to afford heat in my home if I still had a home.Those 7 are the current active listings I have and do not include the 5 under contract and dozens of other closed in the last year.

These are the different things I have tried so far, any advice is appreciated.1. driving for dollars2. cold calling the driving for dollars properties3. cold calling lp's or properties scheduled for foreclosure auctions4. send out regular mailer once a month5. call brokers6. go to foreclosure auction and try to buy propertyIf there is another way you recommend that I missed please let me know, Thank you bigger pockets community!!

I usually do both, set the heat as low as it'll go and drip cold water in one sink and hot water in another.

So, I don't buy where I live.For off-market deals, you'll need to do direct marketing or find people who can find the deals (wholesalers.) direct marketing takes many forms, and there are many strategies for doing so (mailers, cold-calls, networking, driving for dollars, etc.)
