Many of the working types who perform the basic tasks - these types dont have health care insurance. 

I'll just have to update my spreadsheet I use to track monthly/year performance.

At least, that's my aim and I know I'm not alone, many are higher.A project manager, give them a salary of 30 to 40k and call it a day, with performance bonuses. especially if you yourself carry a general contractor license.

@Tom Winn, Because 1031 is a federal statute it is performed the same nationwide.   

@David Barajas the beauty of real estate is that you can structure the deal in a number of different ways.

In my experience, investors do not sell performing assets.

While I would gladly perform maintenance on someone else's property, I only want to manage (as a landlord) my own properties.

Are you visiting your rental and performing scheduled maintenance and repairs, or are you cutting that down to a minimum?

Our contract is very generic, some crap they printed off the internet but it does say if they don’t perform I can terminate.
