I do not have a general contractor yet so I am not quite sure how much to expect as far as the remodel work goes as there are some significant changes I am making, adding sq. ft moving kitchen, bathrooms, exterior walls, removing interior walls, new roof plan etc. in addition to the usual new texture, flooring, paint job etc.Unless the preliminary plan is done, there is no way general contractors can bid on it but at the same time this being my first rodeo I have no clue how much to expect in this circumstances.

The spacious bedrooms each have their own custom bathrooms, while two ensuite master bedrooms are completed with a walk in closet, custom tile shower, and private bathtub in the master.

Debt is the cheapest money you can get—you are essentially saying that you want to remove someone that is willing to give you money at 4% interest (your lender) and replace them with someone wanting 10% to 14% (investors).  

New roof, new flooring throughout, removed popcorn ceilings, 2 new bathrooms, new kitchen, replumbed, new lighting, all new doors and trim and a ton of paint.

How many bedrooms and bathrooms are you dealing with?

And it is a 4 bedroom 1 bathroom home. .

This is kind of like asking "how much should I pay for a 3 bedroom, 2 bathroom 1,500 square foot house in Houston?"

You literally need a permit for everything, even replacing a laundry tub and bathroom vanity.

They will be going to the properties reaching out to contractors, networking, essentially doing all of the leg work.

My tenants informed me on Wednesday, (2 days ago) by text that they think there is a leak in the roof above the master bathroom and sent a picture of what looks like a slight bubble in the sheetrock paint about 2.5 inches in diameter.
