I would love to connect or get advise from people already workin in the area. i need to build a team from realtors to attorneys to investors in the area. if you guys can help me figure out which markets are hot or just simply give me advise i would gladly appreciate it.

Closing costs line items are different from one lender to the next, and rather than guess as to what's what, and if it's BS/negotiable, I figured I'd ask the experts. 

Figured if I moved into index funds I would 1) obviously drastically decrease the management fee (my advisor’s is only .75%, but still much larger than the .04%). 2) have fewer commissions as I would not be planning on selling the index funds and actively trading as I have been doing to date.

We have spent many-a-hours with accountants trying to figure out any possible location based tax strategies.
