i use Buildium too, but I don't think an email would suffice in court as appropriate notice of eviction.For me, Buildium sends out an automated email when the late fee is applied.

Will definitely include no prepayment penalty as part of the agreement so I can pay off at any time with a bank loan if I want.Part of the appeal of the owner financing is that the property shows ugly on paper, the owners have been showing as little rents as possible (not reporting cash) and showing phantom expenses.

Explain to the tenants that didn't pay there rent that the previous owner paid your rent for the month as per the written contract and explain to them that you will enforce the lease and that if you don't pay your rent the next month, the 5 day notice will come and you will follow through with court action.

Keep these somewhere that they will never be deleted it is one of the best ways to win court...document, document and document again.So in MO we have to provide the tenant a walk through that is scheduled where the tenant can be there if they want to be.

Courts will sabotage any attempts you take to do your own Evictions, don't ask me how I know that.I understand the process completely, and don't need an attorney, but the courts won't let me get it done on my own, so even I have to hire an attorney.
