We are currently on a project in District Heights.  

I suspect their cost of the rehab was also ~50% of my projected cost. 

I am looking for something more strategic to were I can set targets, milestones for projects, properties, and my company and track and manage their progress.

Have them give you ARV comps by running a CMA (competitive market analysis) and giving you a BPO (broker price opinion).

So then I have multiple projects going so for each housing subdivision I build and these are 25 to 35  home developments of 400 to 600k homes..

Most potential clients assume I'm making a lot more money on their projects than I am, and that may be the case with these tenants.

Next, we'll ask our property manager for their opinion on projected rents.

Hired a local contractor to walk the home and bid the entire project so I knew what I would spend before I bought.

As the Property Manager for a landlord, do you folks charge extra for any repair projects or maintenance calls that require on-site supervision and time spent above the normal call of duty to see the repair or maintenance through?

Essentially using the project itself as collateral.
