If you have 26k cash you should be able to finance a nice 3 bedroom SFR that will cash flow, appreciate and get equity accrual.

I could see your situation (more bedrooms and two units) easily costing you $50 per month just in water and sewer fees.

Hey Gang...I was hoping to see if anyone has found a software that can take property characteristic information off property search websites like Realtor.com or any other type of real estate web site and automatically filter property characteristics by number of bedrooms, bathrooms, square footage, etc.into comps?

It's a five bedroom, two bath SFH with about 2400 sq. ft.

There was serious electrical and plumbing issues, and there was an addition (4rd bedroom) that was never approved, not to code.

It is a one bedroom in a great location and is move in ready.The only problem I see is that in the association rules, it states that owners that rent their unit must pay $1,200 per year and also $500 every time a tenant moves in.Are you serious?

Is there more value in a 3rd bedroom or a second bathroom ?
