I got engaged and have a great family life. 

I think it's difficult to do if you aren't pretty focused on it because it is very process oriented so trying to manage Section 8 rentals alongside market ones exactly like you manage market rentals may be tough.There's a lot more on Section 8 - I answer a lot of questions here on BP regarding it so if you want to check out my profile and my Forum responses, I think it will lead you to a lot of discussions (not just my opinions) that you wouldn't even think to ask at this point.Let me know if I can help further.

Don't speak to them - keep everything in writing - and don't engage in any of the "where's your proof." 

Additionally, (1) in an arms-length partnership, some of the partners may not agree with the donation and (2) you may be creating more administrative overhead by engaging in this transaction.

Certainly I assume that I would be expected to comply with the requirements of the states where the pertinent parties are located, but to the best of my knowledge none of the ones I'm engaged with at the moment require a license for this activity. 

If the person has character and integrity, they won't offer to mentor you unless they know they are engaging in a win / win.  

If you broke it down by cap rate, expected growth, ROI/COC you may be able to compare a bit more but the different markets will be challenging to compare alongside one another.  

Unfortunately , it'd be a quite difficult structure for one to make passive income on a rental property alongside with a partnership, therefore I've decided to purchase alone as first time home buyer myself (gain experience).
