Tell them you can't afford to keep rents that low and ask if they're willing/capable of handling a major bump or if they're willing to move out.

If it is such a great deal you shouldn’t have a problem finding a willing partner.I don’t mean to discourage you from investing, I think it’s awesome that you are trying to figure out ways to make something happen even though on paper it looks like you can’t afford the house.

I have frustration with my current job but I don't want it to fuel the reason to leave.
