That burns my buns with illegals are asking for $25 per hour, tax free, and that is more than most legal Americans are earning when working at restaurants, or for Costco, Sams Club,  UPS, Amazon, etc.The problem I am having is my own employees do jobs for a percent, or commission and they were satisfied when them earned $1,000 to $1,200 per week.

First, all adults who live in the property should be on the lease.

Now, when you're leasing get the parents to co-sign the lease (almost should be a must) that way if the student trashes your unit the parents are on the hook, or if they skip town or don't pay you can hit up moms and pops. then you might want to set aside more for maintenance and stuff, kids are just harder on things than adults.

I think landlords are best served by basic fire policies from companies like American Modern or Foremost.

I should note that the 3 young guys who rented come from good backgrounds but they are just simply stupid -- and maybe I am a little too for thinking they would be responsible young adults! 

It takes an average of 60 days to find a tenant and attracts mostly college-age and young adults who are hard to vet due to little to no credit history etc...My Realtor says if I sell now I can get $1.6 million and I'm very much considering it although I doubt I'd easily be able to replace it with something else as the market is very tough right now and it'll likely take me awhile.Just wanted to hear any opinions anyone might have.

The other adult children of the owner are now renovating the house prior to sale.
