I actually reached out to our agent who helped us rent when we moved to Raleigh last year, and then buy our residence in July, and she is already helping with a specific potential deal.

That is actually a great value add to a rental property for the small cost involved.

You really need a Termination Agreement signed by both parties because contract dates are actually not absolute unless it includes special verbiage like "time is of the essence".
