I am very motivated and have no problem working 20-40 hours  a week on this. 

For example, single story homes normally have a higher price/sf than multistory homes because they may have the same size footprint, but it may take a larger lot to achieve that, more foundations, larger roof, etc.

Figuring out what you want to do as far as your work situation first would probably help you create a more realistic path toward achieving your investment goals.Other than being an agent, is there anything else you might like to do in the RE field?

I think all this depends on your risk tolerance and motivation. 

I also give my screening criteria up front and let them ask them if there is anything we need to discuss before they pay the fee and this seems to motivate them to self disclose which saves us both time and money if they would be rejected anyway.  

So far I’m feeling pretty motivated and alert and I’m typically a snooze-aholic.

Networking is definitely invaluable to achieve success in the Real Estate world. 

I am currently lacking the motivation to start my Real Estate journey.
