I'd also wonder what the costs were estimated to install things like insulation, kitchenette, removing/adding doors, etc would cost and how fast you could make up the initial investment in rents.Then of course you'd have to consider if your family will be able to handle giving up the storage space LOL

I have access to some capital outside this deal, but anything over about $3k would have to be borrowed through home equity on my own home.

@Russell Brazil My initial intention was to occupy the space and make it my permanent residence, however my fathers health deteriorated shortly after I made the purchase, which is why I made the decision to stay with my parents and try and rent the apartment out, rather then sell and take a loss.

I personally hold more money in cash as reserves for all my properties than i ever did before investing, so while i have a lot of net worth tied up in real estate the actual cash I have access to is actually higher.

Some things that matter:location (neighborhood, safety, freeway access, parking)amenities (W/D, appliances, dishwasher, storage, garage, fireplace, AC, walk in closet, etc)number of bedrooms/bathrooms (layoutcondition (Is it clean, remodeled, dated, light and bright ...)Yard, privacy, balcony, One of the most important pieces affecting pricing is number of bedrooms.In short, spend some time checking comparables and then price accordingly.

I also use Google drive, so all of the property documents, rehab plan, invoices, etc. are accessible for the investors to view and a spreadsheet on google drive with the property financials and weekly updates.

Depends on budget, timeline, how the house is built/laid out but I'd lean towards a double vanity as you have enough space there.
