When I walked through the house to look at it the dogs definitely used the bathroom in the garage and chewed up 75% of the trim throughout the house and my dogs while inside by themselves they ate through the drywall in a few places in the house and this is where my biggest concern is that mold from the dogs urinating on the walls and the moisture seeping in and not being noticed and mold growing from there.

To contrast that I did a open house first part of March and had 12 people.We also have a real estate store in Orange and usually get 1 buyer walk in per day and that went to one in 2 weeks.In my opinion what caused this stall is frustrated buyers tired of competing for properties and sellers who reached too high in pricing their property resulting in a stall.

After my clients would select a loan program I would tell them who we were dealing with, "this loan is through Lincoln Services who will be buying you/or funding your loan" or whom ever or, I'd tell them it's our portfolio loan made by us/me.You may have to pay some fees up front in a commercial loan, get a break down of each fee and where the money goes and who performs the services required.Under the SAFE Act, a broker may not charge a fee for themselves, but they can collect appraisal, credit report or other third party charges necessary to process the loan.This goes to show that borrowers need to do their due diligence on lenders as much as lenders check out a borrower, especially if you're not walking into a bank.Sorry to hear your situation, good luck with the matter

In your situation, your partner is putting up all the money and you're putting up nothing so if the entire deal goes south, you walk away and gain valuable experience and your partner will have paid for your education.Here's what I would do if I were in your situation:Don't spend the entire chunk on one deal.

He pretty much declined the walk through (I still had him sign the checklist).Our house has been sitting empty for a few months, but everything was in working order (we had been going to the house to check on it weekly, lived in the house for 8 years with no such issues).
