@Josh McCallen It depends Debt allows you to retain full ownership, equity takes a piece and gives it to investors.

They just put me in contact with their lawyer who required a retainer just to initiate looking into it. 

Maybe I'm missing something but wouldn't that be a clear signal to the listing agent that as the potential buyer I am trying to go around my own agent or worse, "anxious" to see if things are happening.....which in turn could hurt my position because it makes it appear that I really want the property?
