if your goal is to build up a small but mighty portfolio of rental properties, then "time IN the market beats timING the market." don't wait for the best conditions to buy. just find deals that make sense with the current rates. it won't be as easy, but everyone's doing it. but don't bank on being able to refi later at a lower rate. that's a bad backup plan. 

I was looking to convert that into a self directed IRA.Does anyone have recommendations of service providers I can reach out to in order to set that up?

I'm looking to build 2 sets of one story townhouses with 5 units each so 10 units total, 2BR/2Bath. 

Luckily, the goal of these OOS STR's is solely for the purpose of having a vacation home that can sustain itself and not cost us money out of pocket each month.
