Final result - Upon reviewing this flip we realized we had just lost $2700. 

I'd review the existing contract carefully and make sure its something you will also agree to (contingencies, dates, etc). 

I've looked at a few sites that sell them but want to know the things I should watch out for and mainly what area of the country is best (just opinions that I know will differ but love to hear them)  I am looking for something that already has good reviews and a staff in place.

Also, should I get a real estate attorney to review the contract before I sign it?

Some properties in the area have a decent number of reviews and may be less time consuming than trying to fill say 6-8 individual bedrooms.
