Well as a percentage amount it is high, but as a dollar amount it is not high.However the size of an EMD is not entirely without risk.

 $100 per property could be a good deal or  bad deal - typically PMs take a percentage of rent, so if these are very high rent properties, then $100 is cheap.

The right tenant might self select, too, like the couple that goes ga-ga for the garden at the showing and professes to being deep into organic gardening... but that may only be a small percentage of renters.

Gross rent divided by the value equals the percentage. $65k purchase price is 2% rule, $130k is 1% rule (based on 1300 rent).

But on the flip side 1sts tend to have lower percentage yields than 2nds.It's when an asset is upside down (in terms of equity) that it really becomes statistical based on previous data and tougher to talk about without getting too granular.Best,Dave

It was well worth it to get the attorney's perspective on various issues, including member buy-out valuations/time periods, death/succession handling, percentage vote needed to take various actions, instructions on administering meetings, etc.
