DSCR loans deal with the amount of rents the property will throw off minus insurance and tax liability. 

That means adding 50% to their pay right off the bat, so a $30 hr carpenter now costs you $45 hr...that doesn't include the rest of the labor burden like payroll tax, etc.And then you will have to manage them...if you do not do it they will take advantage of you in a big way.

I'm assuming I'll meet with someone about clearing/leveling the land since there are some trees that will need to be removed and its full of bushes and other stuff that needs to be cleared off. 

I am now trying todo a cash out refinance to pay off my HELOC so I can repeat the process.

I also dealt with a buyer last year who overpaid for a house by $300k because they didn't "need" my services as a buyer's agent (a couple who I know who bought directly off of their landlord).

The only reason I'm thinking about doing this is because I would get a ton of loan pay down very quickly because of his low interest rate and 0% secondary note to pay his Equity off.

The house is a 3b/2ba 1,895 sq ft home but an additional sunroom built in which brings sq ft up to 2,055 (based off tax records my agent found).

All told, the borrower was able to save over $200K a year on interest payments by paying off the old note and avoiding the re-set.
