I've spoken to my mother(who's an interior designer w/ 30+ years of experience buying/remodelling), multiple contractors, investors and lots of people with experience - they all tell me my margin of error is very high - I would have to be seriously unlucky or very dumb to screw this up.That said, I'm still scared "witless" and am extremely nervous to sign a contract - I'm supposed to receive a contractor bid (from a 203k experienced contractor) and nervous that I'm putting myself in a tough position.

She had a very good track record with the previous owner for the last couple of years and her mother was the renter previously for years.

Specifically, I have a lead in downtown San Jose, the building has been vacant for a long time and it is zoned as a commercial for a nursing home and I would like to change it to a multi-family residential (3 plex).

I work in NYC so if I buy a property more south of where I live it would be more convenient to stay in my mother’s home during the work week.

You could also look into medium term rentals to traveling nurses, doctors, professors, business people etc.

I am a Registered Nurse - Emergency by carreer butbin my heart I want to expand and do more with myself. 

Another potential market would be near the medical center to pick up some of the traveling nurses.
